Pricing, presentation and timing for the winter market. From late fall through spring, Miami welcomes its most active buyers of the year: seasonal residents, international families and executives relocating before the next school year. If you are thinking of selling a luxury home, the weeks before that wave arrives are the most valuable time to prepare. Here is the plan we follow with our sellers.

1. Start with a realistic valuation

The luxury market rewards accurate pricing. Buyers at this level are well informed and compare every home with recent sales on the same street, the same bay or the same building line. A price anchored in the closest truly comparable sales attracts the strongest buyers in the first weeks, when a listing receives the most attention. Overpricing and reducing later usually costs more than pricing correctly from day one.

2. Fix what buyers will notice

  • Service air conditioning, pool equipment and impact windows, and keep the records.

  • Have the seawall and dock inspected if the home is on the water.

  • Refresh paint, lighting and landscaping; small updates change the first impression.

  • Gather permits, surveys, insurance history and association documents in advance.

3. Present the home like a gallery

Professional photography, video, aerial footage and a precise floor plan are essential. Thoughtful staging helps buyers understand scale and flow, especially in contemporary homes with open plans. Remove personal items, simplify furniture and let the views and architecture lead.

4. Market to the right audience

The right buyer may be across the street or across the world. A strong launch combines the MLS, private networks of top agents, targeted digital campaigns, international portals and discreet outreach to qualified buyers. For owners who value privacy, a pre-market or off-market strategy can test demand before a public launch.

5. Choose your timing

Listing in the early fall lets you capture buyers who start their search before the season, and gives you time to adjust before peak demand. Coordinate the launch with your own plans: many sellers prefer a closing date that lets them move after the holidays or before summer.

6. Negotiate with the full picture

Price is only one part of an offer. Evaluate financing, deposit size, inspection and appraisal contingencies, and the closing timeline. A slightly lower offer with fewer conditions can be the stronger choice.
